How Many Inspections Does One House Need? Apparently, All of Them.

The words "Home Inspection" written in chalk beside a magnifying glass

Congratulations! Your offer was accepted. The champagne is chilling, the Pinterest boards are multiplying, and you are officially one step closer to owning your dream home.

Now comes the next exciting chapter: the inspections. Because apparently, before you buy a house, you must first determine whether the house is actually a house — or a carefully decorated collection of future expenses.

Many buyers start with the simple question: “Can we get a home inspection?” A reasonable request. Then someone mentions another inspection. And another. And suddenly you are no longer buying a home. You are conducting a full-scale investigation that would make a detective proud.

The inspection parade

Home inspection

The grand finale and the one most people think of first. This is the big-picture evaluation: structure, systems, safety concerns, visible issues, and all the things that may be hiding.

Pest inspection

Because apparently termites, carpenter ants, and other tiny creatures can purchase real estate without a down payment and move in before you do.

Radon inspection

The invisible guest nobody invited. Radon doesn’t care about your beautiful kitchen renovation or your perfect landscaping. It just quietly exists and waits for someone to test for it.

Water inspection

For homes with wells or concerns about water quality. Because “the water looks fine” is not exactly a scientific measurement.

Sewer inspection

A camera goes into the sewer line, because sometimes the most expensive surprises are located somewhere nobody wants to look.

Well inspection

For properties with private wells. You want to know if the water supply is reliable — and whether your future morning shower depends on a system that has been operating since before anyone had heard of Wi-Fi.

Septic inspection

Because every home has to send waste somewhere, and septic systems have a way of becoming very important the moment they stop doing their job.

Pool inspection

A pool is a backyard oasis until it becomes a very large, very expensive hole requiring repairs, maintenance, and equipment that seems to have more parts than the house itself.

HVAC inspection

The system responsible for keeping you comfortable — and also responsible for reminding you that comfort has a maintenance schedule and a price tag.

Structural inspection

For concerns involving foundations, framing, or major structural components. The part of the house that holds everything up deserves some attention.

Do you really need all of these?

At this point, many buyers look at the growing inspection list and wonder: do we really need all of these? The answer is: not every home needs every inspection. The right inspections depend on the property, location, age, condition, and the buyer’s concerns.

A condo in the city may not need a well inspection. A rural property may not need a pool inspection. A newer home may require a different level of evaluation than a century-old house with a fascinating history and questionable electrical decisions.

The purpose of inspections is not to create fear. It is to replace assumptions with information. Because the goal is not to buy a perfect house. Perfect houses are usually found in listings, where the lighting is excellent and the problems have been cropped out. The goal is to understand what you are buying, what needs attention, and whether the home is the right fit for you.

So yes, buying a house can involve a surprising number of inspections. But after all, you are not just buying walls and a roof. You are buying everything inside those walls — including the things you hope you never have to meet.
