Buying with Jessica

Find your next home. Win it on the best terms.

A focused search across Charlotte, backed by offer strategy and negotiation that protect one of your largest assets.

Why buyers choose me

The home-buying process, without the guesswork

Buying a home can be tedious, and without a strategic plan it’s easy to settle for less than you deserve, or pay more than you should.

My clients get an efficient, targeted search and honest guidance on value, condition, and resale. When it’s time to write an offer, I calibrate the strategy to each seller’s situation so you win without overpaying, then protect you through inspections, appraisal, and closing.

I’m also pursuing a Master of Legal Studies at Texas A&M University School of Law with an emphasis in real estate and construction law. That matters most in two places: the due diligence period, where all of your leverage on repairs lives, and new construction, where the contract was written by the builder’s attorneys and rarely tilts your way.

Buyer questions

Buying a home in the Carolinas

Start with a short call so we can cover your goals and budget, then get pre-approved with a trusted lender. Pre-approval tells us your real price range and makes your offers dramatically stronger.

It’s how I like to begin: a guided look at our area’s neighborhoods so you can feel the differences firsthand. From there we narrow exactly what you want and set up private tours of specific homes.

Often, yes. I set you up on automated alerts the moment homes hit the MLS and use my network of local agents to learn about upcoming and off-market opportunities before other buyers do.

Buyer agent compensation is negotiated up front in a written agreement, and in many transactions the seller contributes toward it. I explain exactly how it works in your situation before you sign anything.

Yes, and bring one before you first walk into the sales office. The on-site agent represents the builder, not you, and the contract is the builder’s paper. Most builders still honor buyer agent compensation when you’re represented from that first visit. My coursework at Texas A&M focuses on exactly these agreements: warranties, change orders, delay provisions, and what’s actually negotiable.
