Ah, the classic declaration of the confident home seller: “I can sell my own home. I’m not paying someone thousands of dollars just to put it on MLS.” And honestly? That sounds perfectly reasonable. After all, how hard can it be?
You already know your home better than anyone. You know which kitchen cabinet sticks, which light switch requires a special technique, and exactly how many times you have said, “We should really fix that someday.” You’ve lived there. You’ve loved it. You’ve made memories there. Clearly, you are now qualified to market, negotiate, legally navigate, and successfully close one of the largest financial transactions of your life. What could possibly go wrong?
Just take some photos and wait for buyers, right?
The good news is that selling a home has never been easier. There are websites, apps, online calculators, and endless advice from people who once sold a couch on a neighborhood marketplace and now consider themselves experts in negotiation. Just take some photos, write a catchy description, pick a price, and wait for buyers to line up.
Because buyers definitely never ask questions like:
- “Why has this been on the market for 87 days?”
- “Was the basement always this damp?”
- “Is the neighbor’s rooster included?”
- “Why is the tax record different from what you told me?”
No problem. You’ve got this.
Then there’s pricing
Pricing a home is easy. Just look at what your neighbor sold for, add the value of your memories, your weekend projects, your upgraded appliances, and the fact that you personally believe the house has “good energy.” The market, unfortunately, does not accept emotional attachments as a comparable sale.
Then comes negotiation
Everyone’s favorite part. You may think selling a home is about finding someone willing to pay your price. In reality, it’s a dance involving motivation, timing, financing, inspections, contingencies, appraisals, and a buyer who may suddenly discover that the “perfect home” needs a new roof.
And then there’s the paperwork. The part where everyone says, “I’ll just have my attorney look it over,” right before realizing the attorney has questions about disclosures, deadlines, obligations, and responsibilities that weren’t covered in the online home-selling tutorial.
The real question
Of course, many homeowners successfully sell their own homes. It can be done. The real question is not whether you can sell your own home. You can also represent yourself in court, do your own taxes, and perform your own dental work with enough confidence and internet access. The question is whether you are maximizing your outcome, minimizing risk, and keeping your emotions from taking the driver’s seat during a transaction that can get complicated quickly.
A good listing agent does more than upload photos and press “submit.” They analyze the market, create a strategy, market the property, screen serious buyers, negotiate on your behalf, manage deadlines, solve problems, and keep the transaction moving when everyone else is wondering why nobody warned them about this part.
So yes, you can sell your own home. The better question might be: “Do I want to spend my evenings negotiating with strangers, deciphering contracts, managing inspections, and wondering whether I priced my biggest asset correctly?” Because if the answer is no, there is a professional whose job is exactly that. And they do a lot more than push a button on MLS.
